Brick cavity wall

An outer brick leaf is separated from an inner wall by a drained and insulated cavity.

Single brick walls readily admit rain. The cavity separates wet and dry layers, working with ties, weep holes, and flashing.

Standardized in Britain and northern Europe, the method now combines insulation with continuous air barriers.

Corroded ties, blocked cavities, and incorrect weeps commonly cause leaks. Waterproofing engineering lies behind brick aesthetics.

Load-bearing masonry must be distinguished from non-load-bearing veneer. Seismic regions require reinforced connections.
