Structure & envelope

Curtain wall construction

A non-load-bearing envelope is hung from the frame as stick-built or unitized panels to meet water, air, and thermal requirements.

Stick systems assemble mullions, transoms, and glass on site. Unitized systems lift factory-made panels into place and often shorten high-rise schedules.

The central question is where water enters and drains. Pressure equalization, drainage paths, gaskets, sealants, and thermal breaks are core specifications.

Since the Seagram and Lever House, glazed curtain walls have become an office standard, now combined with low-emissivity glass, double skins, and solar control.

Construction tolerances, interstory drift, and maintenance access must be planned early or recurring leakage and condensation can result.
